Brief Job Description (essential functions of the job):

 

Under the supervision of the building systems engineer, the incumbent is responsible for management of the City's building systems preventative maintenance program. Duties include the following.

Responsibilities:

  • Manages staff including mechanical technicians.
  • Establishes maintenance schedule for computer, mechanical, and other building systems equipment.
  • Coordinates preventative maintenance schedule and program with other City Departments.
  • Maintains records regarding work completed by maintenance contractors.
  • Conducts periodic site visits to ensure buildings and equipment are properly maintained and respond to problem calls in City buildings.
  • Audits and approves invoices for work performed under maintenance contracts.
  • Assists building systems engineer with monitoring work performed by elevator and fire safety contractors.
  • Performs other tasks as assigned. 

Minimum Entrance Qualifications:

  • A minimum of four (4) years of full-time, professional experience in a managerial capacity of which one (1) year must have been in a supervisory capacity. A bachelor's degree preferably in Engineering Architecture or related field may be substituted for two (2) years of required work experience. A master's degree may be substituted for three (3) years' experience.
  • Knowledge of mechanical equipment operations required.
  • Knowledge of Massachusetts construction regulations and statutes regarding generally accepted trade and construction practices.
  • Excellent oral and written skills required and must be able to read, write, and understand the English language.
  • Must be able to respond to emergency service calls during nonworking hours, if required.
  • Knowledge of computer-based building management systems preferred.
  • Must have and maintain a current Massachusetts Driver's License.
  • Ability to exercise good judgement and focus on detail as required by the position.
